Who we are

DSpace Development is a data center site acquisition and development company. We control powered parcels across global markets, verify capacity against utility documentation, place offtakers, and deliver through EPC contractors and equipment partners.

We work across the United States, Canada, the United Kingdom and Europe, reviewing powered land, offtake requirements and JV capital. Our positioning fits in three phrases: powered land, verified megawatts, placed demand.

What we believe

A megawatt is only real when a utility says so. Most powered-land offerings are marketed on a number nobody has documented, and a site advertised at 100MW frequently has 20MW of confirmed capacity behind it.

We underwrite that gap before we spend a dollar — every megawatt tied to a will-serve letter, capacity study, ISA or LGIA, confirmed by a named source at the utility. That discipline is what lets us commit to offtakers on schedule and lets capital partners underwrite with confidence.

How we work with partners

Discretion is standard. We review sites under NDA and respond with a clear yes or no. We are the buy side on every mandate we publish, and counterparty details are shared under NDA once a site passes evidence review.

    Eli leads acquisitions, capital and offtake strategy at DSpace. Before DSpace he owned and operated trades businesses in the Northeast, including electrical, solar and plumbing companies. He is also the founder of Divine Acquisitions Investments, an M&A and capital advisory firm. He has sourced the financing on every acquisition he has made.
