The questions sellers, brokers, offtakers and capital partners ask us most often — about verified power, the documents, NDAs, deal structures and how we work.

What counts as verified power?

Capacity that is traced to a utility document — a will-serve letter, capacity or facilities study, interconnection service agreement (ISA) or large generator interconnection agreement (LGIA) — and confirmed by a named source at the utility. A megawatt figure without documentation is recorded as claimed, not verified.

What documents do you need to review a site?

Four things: the location (parcel, county and acreage, or building address and square footage); the power evidence you have; when power is energized or expected to energize and what gates that date; and the asking price or lease terms, plus who controls the site today. Send what you have, even if it is incomplete.

Do you sign NDAs?

Yes. We review sites under NDA, and discretion is standard. Counterparty details on our mandates are shared under NDA once a site passes evidence review.

Do you buy, lease or joint venture?

Depending on the site and the seller, control can take the form of a purchase, an option, a lease or a joint venture. Capital structures we work with include JV equity, development capital and land basis, always sized around the site's documented power position.

What size sites do you look at?

Size requirements are driven by the live mandates we hold, which span a range of megawatt requirements. The current range is shown on our active mandates page. Power evidence matters more than headline size: a smaller, well-documented site can be more valuable than a larger, undocumented one.

What geographies do you cover?

We review powered land, offtake requirements and capital across the United States, Canada, the United Kingdom and Europe. Individual mandates specify their own preferred regions.

How fast do you respond?

We aim to respond with a clear yes or no. Sites that arrive with power evidence, timing and terms can move to evidence review immediately; sites missing documentation take longer because we will ask for what is needed.

Do you work with brokers?

Yes. Brokers, landowners and developers can all submit sites. The same evidence standard applies regardless of who brings the site, so including the power documentation up front is the fastest route to a decision.

Why does advertised capacity often differ from confirmed capacity?

Capacity is often marketed from informal utility conversations, early-phase studies, unfunded transmission upgrades or queue positions that have not yet been studied. A site advertised at 100MW can have far less confirmed capacity behind it. We underwrite that gap before committing.
