What offtake placement means
Offtake is the demand side of a data center site: the hyperscaler, AI company, colocation operator or enterprise that will ultimately take the capacity. A site without offtake is a land position. A site with offtake matched to a verified power timeline is a project.
Offtake placement is the work of connecting the two. We represent qualified compute and data center customers who are actively seeking powered capacity, and we match their requirements to sites that can genuinely meet them — on size, location, structure and, above all, timing.
Three kinds of demand
Different customers want different things from a site, and a good match starts with understanding which kind of demand is in play.
- Hyperscale
- Large cloud and platform operators typically seek substantial, expandable capacity with a clear path to additional phases, strong fiber connectivity and a site that fits their long-term regional strategy.
- AI and high-density compute
- AI training and inference workloads place a premium on how quickly capacity can be energized and on the density the site can support, which in turn shapes power, cooling and water requirements.
- Colocation
- Colocation operators lease space and power to multiple tenants. They weigh location relative to their customers, connectivity and the economics of building out in phases.
Matching to energization timelines
The single most important variable in offtake placement is time. A customer with equipment on order needs capacity energized when that equipment arrives. A site that will energize two years later than advertised is not a match, however attractive it looks on paper.
This is why placement depends on verification. We match offtake to a site's real energization timeline — the one supported by utility documentation — not to its marketed one. When the timeline is uncertain, we say so. Being honest about what is gated — a transmission upgrade, a substation build, a study still in progress — is what lets a customer plan around it rather than be surprised by it.
How a placement comes together
Our method runs Source, Verify, Place, Deliver. By the time a site reaches placement, it has already been screened for transmission, substation headroom, water, fiber and jurisdiction, and its power position has been evidenced and stress-tested against the claim.
From there, we review the site against the active requirements we hold: the megawatt range, the geography, the structure the customer prefers and any gating requirements such as timing or connectivity. Where a site fits, we move it into discussion. Counterparty details are shared under NDA once a site passes evidence review.
Placement is also where development capital and EPC delivery start to come together. A customer commitment, a verified power position and a capital structure reinforce each other — each one makes the others easier to secure.
